Waterstone Defeasance LLC Closes on a $1.8 Million CMBS Loan
CHARLOTTE, NC: Waterstone Defeasance recently closed a defeasance transaction for a $ 1.8 million CMBS loan, secured by a retail property located in Miami, Florida. Waterstone guided the owners through the defeasance process coinciding with the owners’ refinance of their loan.
As the defeasance consultant, Waterstone managed the activities of the numerous parties involved with the transaction in order to meet the borrower’s closing schedule. Parties associated with a defeasance transaction typically include the servicer, servicer’s counsel, borrower, borrower’s counsel, securities broker, custodian, accountant, rating agencies, and the successor borrower.
“We appreciated the opportunity to work on this interesting transaction, this was a partial defeasance with a few different moving parts, in the end the deal came together, and interest rates moved in the customers favor.” – John Felter, Director with Waterstone.
“I was very pleased with our recent defeasance transaction executed by Waterstone. Their expertise and understanding of the market made this transaction move quickly and efficiently. I look forward to working with them in the future.” – Martin P., Borrower.
